This property is located 15miles north of Appomattox. From Rt 24 turn left on RT 646 (Union Church Rd).Go 2.5 miles to right on Grandview Rd.Go 1/4 mile to end of state maintenance and continue another 1/4 mile to property.FSBO sign. This tract has a nice rectangle shape with 4 or more springs plus a 2-3feet wide stream running through it.There are unlimited building spots overlooking the stream and "pondsite".The timber has been harvested on the ridges ,one ridge was young pine,(easy to clear)where the old home site was, leaving wide buffers around the springs and streams, a first step in reclaiming farmland. This land is flat to rollingwith a hollow separating the ridges and a long widebottom where the nice creek runs through. There's a spring inthe hollow with a year round spring where a nice pond could be built. Also if you wanted to go larger the creek bottom
would make a small lake of several acres. There are several
building sites on both sides of the stream including where
the old homesite was. There's about 30 acres of good rolling
land that the timber was cut on that would make nice
farmland or just wait and the hardwoods (mostly white
oak,red oak and poplar) will come back. There's a large
timber company owned tract that joins this making for
excellent hunting. It's set back about 1/4 mile from a
hardtop rd on two sides with a deeded ROW.My son and I are
making a good road in now. Also if you make a deal soon we'll
offer some  dozer and trackhoe service for free. This
property is zoned Agricultural with no restrictions on
building or activity. You can put a mobile home, camper,
shoot, ride rv,and there's also several horses in the
area. It's about 25 to Southside Community Hospital
,Longwood University,  Hampden Sidney College   ,dining,(and a Tractor Supply),all in Farmville. There's a convenience
store about 5 miles away, plus Holiday Lake State Park
featuring 150ac non-motorized boating and
fishing,swimming,camping,and picnic areas,is only 6
miles. The James River State Park(east coasts finest small mouth
fishing)is only 10 miles.It's a good area,and the taxes are
low ($500 annually).
